Can You Sell a Probate Home With a Reverse Mortgage?


Yes. A reverse mortgage, usually a HECM, becomes due and payable when the last borrower dies or permanently leaves the home. Selling the property is the most common way heirs resolve it. At closing, the reverse-mortgage balance is paid off from the proceeds, and any remaining equity flows to the estate.

Timing matters

The loan servicer typically allows a limited window to sell before moving toward foreclosure, though extensions are often available while a sale is genuinely in progress. Because these loans accrue interest and the balance grows, acting promptly protects the remaining equity. If the balance is close to the home's value, heirs generally owe no more than the property is worth, since HECMs are non-recourse.
