Selling a Probate Home

Can You Sell a Probate Home to a Cash Buyer?

Yes, and cash buyers are common in probate. They can close quickly, buy the home as-is, and skip financing contingencies, which is attractive when the estate wants speed or the home needs work. In a court-confirmed sale, cash buyers also have an edge because the court prefers non-contingent, ready-to-close offers.

The tradeoff

Convenience usually comes at a price. A quick cash offer is often below what the open market would pay, because investors build in a margin. For most estates with a home in reasonable condition, listing on the market, even as-is, draws competing offers and nets more, sometimes far more, than a single wholesale cash bid. We give you both numbers, an as-is market estimate and any cash offers, so the representative and heirs can choose with eyes open rather than accepting the first call from a we-buy-houses sign.
