Beyond full probate, California offers a streamlined petition to transfer a decedent's real property when its value is under the applicable threshold, which is higher than the basic small-estate limit. There is also a separate affidavit procedure for very low-value real property. These can move a home to the heirs without a full administration.

Other homes avoid probate entirely because of how title was held, such as a living trust, joint tenancy, or a recorded transfer-on-death deed.
