Inherited Property

Should You Sell or Keep an Inherited House?

There is no single right answer, but a few factors usually decide it. Start with the numbers and your situation rather than emotion alone.

Reasons selling often makes sense

  • Under Prop 19, keeping the home usually triggers reassessment to current value, raising property taxes sharply unless a child moves in and qualifies.
  • The stepped-up basis means selling soon after inheriting often incurs little capital gains tax.
  • Multiple heirs are easier to make whole with cash proceeds than with shared ownership.
  • A vacant or mortgaged home carries ongoing cost and risk.

Reasons to keep

You want to live in it, the rental income works after the new tax basis, or the family wants to hold it long term. If heirs disagree, one can often buy out the others. We give you an honest market valuation and net-proceeds estimate so you can compare keeping versus selling with real figures.
