Vacant Homes
Does Insurance Cover a Vacant Inherited Home?
Not always, and this catches many families by surprise. A standard homeowners policy often reduces or excludes coverage once a home has been vacant for a set period, commonly 30 or 60 days. That means a claim for water damage or theft on an empty estate home could be denied under the existing policy.
The fix is to contact the insurer promptly after the death, tell them the home is now unoccupied, and arrange vacant-home or vacant-dwelling coverage for the period it will sit empty. The estate can pay these premiums as an administration expense. Keeping utilities on and the home maintained also helps satisfy insurer requirements. Do not assume the old policy still fully protects an empty house; confirm it in writing.
